We see plenty of homes hit the market that, at least on paper, are pretty hard to distinguish from one another. Unremarkable fixer-uppers or cookie cutter McMansions…

What we don’t see a lot of? Homes with their own magical stream running through the verdant property, complete with charming miniature bridges and flowing waterfall – until now, that is!

Today (thanks to our buddies at Crib Creative) we’re peeking into 35 Barbigal Place: a Lesmurdie home straight from a fairytale.

Spread across two green title blocks on 1.5 acres, we’re obviously enchanted by the home’s lush garden. That aforementioned tranquil stream winds its way around the house, flowing down multiple miniature waterfalls and under sweet wooden bridges. Reclining in the shade with a book and a cuppa while enjoying the peaceful sounds of flowing water? Now that’s livin’!

Also tucked away amongst the winding stream and garden? Something a little more… Unexpected. A huge pool house with its own bridge and water volleyball net, in fact! Who’s got time to scoop leaves out of the pool, anyway?

Venturing inside the home, things are marginally more conventional, although infused with the signature flair of lauded WA architect Peter Overman – in particular, an appreciation for light-filled split-level spaces.

A few steps down from the entry and you’ll find yourself in what is technically the dining room – although it’s currently home to a pool table – with soaring ceilings, overlooked by the huge upstairs mezzanine lounge. Also upstairs, the spacious primary bedroom benefits from those incredibly high ceilings, as well as a sizeable balcony that overlooks the gardens.

Back downstairs, a row of three more bedrooms look out to the northern side of the garden and pool house – another room in the southern wing of the home can be used as a study or an additional fifth bedroom depending on your needs.

The split levels of the home also provide ample room for study nooks and additional lounges: a dining area adjoins the kitchen, but also overlooks a sizeable sun-drenched, north-facing family area that flows to the garden. You could practically have a different dining area for every night of the week!
